I was researching houseboats and I have the following question:
If I am limited to 40 feet or less, what model would offer the most
private sleeping areas for guest. It seems that all the boats I see
in this size range are limited to guest sleeping 5 feet away from
the main bedroom on a converted kitchen table. The exception has
been the three buoys which seems to have a penthouse that would
seem to work. Anything else out there?

Gibson, Holiday Mansion, Harbor Master all have the forward stateroom, and the the aft stateroom.
One below at the front, and one on the main level in the rear.

I was hoping to have all sleeping areas on the 1'st floor or a 2nd
level (not below)

If they won't sleep in the Master Suite (with me) they get the cuddy.

Not sure what or how many boat brands, but the only boats I can think of with same-level berths would be bunk models, which are usually built as rentals or shared-ownership boats (best I can tell). Our boat appears to be a single level, but the monohull provides us with a full basement, and that's where the guest berths are. In our bedroom --err, stateroom (  ) our bed is on a riser, which is what provides the headroom for one of the lower berth's...

I would recommend the Gibson's
They are very nice, well constructed boats.
You could also look at the pontoon style's depending on where you live like the catamaran Cruiser

You will have to go with the cuddy unless you wish the table or hideabed in the pilot house for a 40 fter. Some very few have bunks in passagway aft.

Keep in mind, this is not a 2200 square foot vacation cabin. It's a boat. So with a lot of guests it will be cramped. Not everyone will have a private berth.

First house boat we had guests all the time...
Second one is ours...

LOL! That's why our guest space will have a (lumpy?) futon and not much privacy. Actually, it's because there were only so many square feet, and we chose not to invest them in guest quarters that may or may not get much use, but anybody who chooses to come along with us will have to be flexible and not too fancy. And not in much of a hurry.

Well, if you want to get technical, the Gibson standard actually has the guest staterooms and the master all on the same level. The helm in the Gibson is raised and the 2 double beds are below it. I love ours and have guest on it all the time. We have slept 8 on our 44 standard on a rainy weekend and everyone still kept their cool. Also, on our 44 there is a full bathroom near the master and a half bathroom up with the two double bed cuddy...... guest feel more comfortable when they have their own little private space for stuff like that.

We have a saying on our dock - "Houseboat parties 50 - sleeps 2!" Unless you're talking about our kids, of course!
